New Pictures Celebrities forced to slash millions off the price of their luxury mansions

With house prices dropping and desperate sellers tearing their hair out, Britain is facing its worst housing slump for 20 years.

And it’s not just affecting your average Joe. In times like these, make sure you also spare a thought for our poor celebrities.

It seems their palatial pads — decked out with extravagant rooms, landscaped grounds, pools, gyms and Jacuzzis — aren’t immune. And who can blame buyers? With a punishing 12 per cent stamp duty levied on properties over £1.5 million, you can expect to pay the Government an extra £1,113,750 when you splash out on a £10 million home.

So, which stars are suffering in the current market slump? Who has sold for a song or dropped their asking price, and who’s still holding out for top whack?

Here, LORRAINE FISHER reveals all...

Still on the market and open to offers

Noel Gallagher

Original price: £11.5m

New price: £8.95m

Noel Gallagher's stucco-fronted five-bedroom semi, with off-street parking and a further one-bedroom self-contained mews house with a gym at the end of the garden has failed to sell

Set in one of West London’s top locations — overlooking Regent’s Canal in Little Venice — Noel Gallagher must have been confident of a quick sale when he first put his house on the market for £11.5 million in 2016.

But the stucco-fronted five-bedroom semi, with off-street parking and a further one-bedroom self-contained mews house with a gym at the end of the garden, failed to sell and the rock star soon begged for Russian oligarchs to buy it.

But not even slashing the price to £8.95 million last year has helped shift the property, which he bought in 2010 for around £8 million.

Roy Keane

Original price: £9.5m

New price: £6.45m

The former Manchester United star first put his stunning mansion up for sale in 2010 with an eye-watering £9.5 million price tag — a significant profit given that he paid £3.2 million for it just five years before.

But after failing to find a buyer, the 47-year-old and wife Theresa have put their eight-bedroom house back on the market for a more reasonable £6.45 million.

The property, in Hale, near Manchester, has 1.2 acres of landscaped grounds, an outdoor pool, and a tennis court.

Mary Berry

Original price: £4m

New price: £3.45m

Even the prospect of cooking in the Queen of Baking’s kitchen has not tempted anyone to part with the £4 million Mary Berry first asked for her Grade II-listed Buckinghamshire home in 2017. The 18th-century farmhouse, set in four acres, has six bedrooms, a duck pond, a separate two-bedroom cottage, tennis court and wine cellars.

Mary and husband Paul Hunnings have already downsized to a £2.6 million four-bedroom place in Henley, Oxfordshire, and cut the price to £3.45 million last year. But still no sale.

Zayn Malik

Original price: £3.65m

New price: £3.5m

Zayn Malik sought sanctuary in this five-bedroom house when he broke fans’ hearts and left One Direction in 2015, but the pop star can’t hide from London’s falling house prices.

He bought the home in Barnet, North London, at the height of his fame in 2012 for £3.65 million, but last year put it on the market for £150,000 less than he paid.

Anyone who coughs up the £3.5 million can expect a third of an acre — complete with a Jacuzzi and external mood lighting — as well a ‘safe room’ on the first floor.

Sold for a song

Rod Stewart

Original price: £7.5m

Sale price: £4.725m

He once vowed to live in the Essex mansion for the rest of his life, yet in July 2016 Rod Stewart put his home of 30 years up for sale with a whacking price tag of £7.5 million. But by November that year, the singer had slashed £550,000 off the six-bedroom manor house. However, the Grade II listed property — in 25 acres, with tennis courts, a boating lake, football pitch, pool, stables and a two-bedroom cottage — still failed to sell.

Last year Rod and wife Penny Lancaster, who are selling up to move closer to their sons’ school, dropped the price even further — to £4,725,000. It worked — the house is now under offer.

Tom Conti

Original price: £17.5m

Sale price: £11m

After more than three years on the market, actor Tom Conti finally sold his massive house — to director Tim Burton — this month, but not before dropping the price by an astonishing £6.5 million.

The Shirley Valentine star had asked £17.5 million for the five-bedroom pile in Hampstead, North London, in 2015 following planning disputes and complaints about neighbours.

He still made a handsome profit on the house — with a ballroom, minstrels’ gallery and cinema room. It cost him just £165,000 30 years ago.

Rio Ferdinand

Original price: £4.5m

Sale price: £3m

It was the family home when Rio played for Manchester United, in the footballers’ playground of Alderley Edge, Cheshire.

But when his career there came to an end and he moved to Queens Park Rangers in West London, Rio and wife Rebecca put the seven-bedroom home on the market for £4.5 million.

Despite boasting six bathrooms, an indoor swimming pool, a Jacuzzi and a gym, it failed to sell.

Rio, who lost his wife to cancer in 2015, cut the price to £2,999,500 and it sold last year. He now lives in London with his three children and fiancee Kate Wright.
